Transit-Oriented Development [TOD]
Policy guideline report  |  IBI Group |  2019

IBI Group is a Canada based team of architects and planners collaborating globally with city governments to help create liveable, sustainable, and advanced urban environments. In Mumbai, the team was commissioned by the town and country planning division of the MMRDA (Mumbai’s development authority) Government of India, for the preparation of the Mumbai Metro Transit- oriented development policy guideline report. Mumbai recently started developing a Metro network to accommodate the growing population and to increase connectivity by integrating with the existing railway network. 

The Metro network would potentially change the automobile dependancy as well as a shift in land use, in turn creating a micro urban nodes around station areas. This in turn would change the developmental patterns of the city. Thus the developing authorities would require new development policies to regulate the growth around station areas.  

 

I consulted as an Urban Planner, my role involved strategising an overarching report of potential growth around all station areas along the metro line. The report was based on assessing site-surveys and GIS data to analysis each station and the opportunities for permissible developments and an integrated networks of pedestrians, cycle and shared public transport links around station areas.

Furthermore, I led a team of 5 architects, to design a pilot station area on government-owned lands. The design involved mixed-used planning of walkable blocks, combined with first and last mile multi-modal transit hubs. The reports were backed by financial market research for permissible development and used by the MMRDA authorities as a reference for  the construction of other metro lines on the network.
